Proof over promises

Before and after

Every project is documented the same way: the problem, what we found, the work performed, and the result. The photos below are from our own jobs across Central and Southern Ontario, each pair shot on the same unit before and after the work.

Long park model roof gone grey with dense mildew speckling, AC unit and antenna mast along it

The same park model roof after coating, a uniform bright white surface from the same vantage point

Roof Coating

Park model roof coated edge to edge

Problem: A long park model roof gone grey with dense mildew speckling after years on a seasonal site.
What was found: The structure was sound. The surface was weathered and holding dirt, and the AC, antenna mast, and vents were all due for sealing.
Work performed: Roof washed, every penetration sealed, then the full surface coated white from the shingle addition to the far end.
Result: A uniform bright white roof, photographed from the same spot as the before shot.

Roof vent on a travel trailer with cracked, flaking lap sealant and rust bleeding from the flange

The same roof vent after resealing, with a fresh bead of white self-levelling sealant and the front seam resealed

Roof Resealing

Roof vent resealed on a travel trailer

Problem: Cracked, flaking lap sealant around a roof vent, with rust bleeding from the flange.
What was found: The old sealant had let go around the whole vent and along the transition to the ribbed front section.
Work performed: Failed sealant removed, flange cleaned, then the vent and the front seam resealed with fresh self-levelling lap sealant.
Result: A continuous new bead around the vent and along the seam, done in the same visit.

Dirty slide-out roof on a park model with cracked, lifting sealant at the corner and a worn wiper seal

The same slide-out after the rebuild, with a new white roof top and a new black rubber flashing strip screwed along the wall

Water Damage

Slide-out roof rebuilt after water damage

Problem: Cracked, lifting sealant at a slide-out corner and a grimy wiper seal on a park model.
What was found: Water had been getting in at the corner long enough to rot the slide-out roof deck underneath.
Work performed: Slide roof stripped to the frame, rotted sheathing replaced with new decking and foam insulation, then a new membrane and a new rubber flashing strip along the wall.
Result: A solid, sealed slide-out roof with a new flashing line where the water used to get in.

Scrubbing a grimy white trailer roof with a brush and soap bucket beside a black vent lid, plumbing vent, and satellite dome

The same trailer roof fully coated white, with the satellite dome, plumbing vent, and MaxxAir vent cover sealed in

Roof Coating

Lakeside trailer washed, resealed, and coated

Problem: Grime across an aged white membrane and tired sealant at the vent, plumbing vent, and satellite dome.
What was found: A sound membrane that needed a proper clean and fresh sealant at every base before it could be coated.
Work performed: Scrubbed clean, every base resealed, then white liquid rubber rolled over the whole roof.
Result: Fresh roller-textured coating with the dome, plumbing vent, and vent cover sealed in.

Yellowed, cracked lap sealant around a black roof vent on a wet, chalky grey aluminum trailer roof

The same aluminum roof after resealing: two new black vent lids and two plumbing vents each ringed with fresh white sealant

Leak Repair

Failed vent sealant on an aluminum trailer roof

Problem: Yellowed, cracked lap sealant around a roof vent on an older coated aluminum roof.
What was found: Every penetration was due. Both roof vents and both plumbing vents had the same aged sealant.
Work performed: Roof washed, old sealant removed, new vent lids fitted, and every vent and plumbing vent resealed.
Result: Four fresh sealant rings on a clean roof, closing the entry path at each penetration.

Trailer roof stripped to the rafters showing black rotted decking, wiring, and tools on the new sheathing

New OSB roof decking laid over the same section with blue seam tape on every joint and the vent opening cut

Roof Replacement

Trailer roof deck replaced

Problem: Rotted sheathing across a large section of a trailer roof.
What was found: Once the membrane came up, the decking between the rafters was black and soft, with wiring running through the wet area.
Work performed: Old deck cut out, rafters checked, new OSB sheathing fastened down and every joint taped ahead of the new membrane.
Result: A dry, solid deck ready for the new roof membrane.

Ribbed metal bump-out roof on an older aluminum trailer buried in seed pods and debris

The same bump-out roof cleared and coated white, with the perimeter edge sealed bright white

Slide-Outs

Bump-out roof cleared, sealed, and coated

Problem: The ribbed metal top of a bump-out on an older aluminum trailer was buried in seed pods and debris, with the gutter above just as full.
What was found: Debris was holding water against the lip and the wall seam, and the edge sealing was past its life.
Work performed: Debris cleared, the lip and edges sealed, then the bump-out top and the roof perimeter coated white.
Result: A clean, sealed top that sheds water instead of holding it.

White RV roof stained green with algae and rust, with a wash bucket and pole, parked beside a house

The same roof after cleaning and coating, smooth grey coating with the antenna base and vent sealed in

Maintenance

Algae-stained roof cleaned and coated

Problem: Green algae and rust staining across a white roof that had been parked under trees.
What was found: The membrane was sound but weathered, and the antenna base and a small vent needed resealing.
Work performed: Roof scrubbed clean, antenna base and vent resealed, then a new coat of roof coating rolled on.
Result: A smooth coated surface with the antenna base and vent sealed in.
